Covenants – Reorganization
At present, related information may be scattered among different sections of the covenants. For example, Article I has some construction requirements. But other requirements are in Article II on the Architectural Control Committee, while still more are in Article XXV that covers the differences in requirements between Pisgah Forest Farms and Estate, Forest Park, and the Pinnacle. The requirements would be clearer if they were grouped together.
This ballot option authorizes to board to move text between articles and also to rename and renumber the articles. No changes to text are allowed.
Covenants – Enforcement
At present, the only means of covenant enforcement is through proceedings at law. But, a lawsuit is a cumbersome and expensive process. This change provides a simpler procedure without excluding a lawsuit as a last resort.
Also, we receive complaints about failure to enforce the covenants. This allows any member, including board members, to open an enforcement procedure.
Covenants – Firearms
There have been comments concerning the safety hazard caused by the use of firearms within our community. At present, there are no limitations in our covenants.
Covenants – Animals
The single most frequent complaint to the board is on the topic of unrestrained dogs. At present, our covenants do not mention this issue.
Article 5, section 2
Now, there is no requirement that board members be members of the association. This corrects the omission.
Article VI – Section 5
The responsibility of maintaining email passwords and addresses is moved from the web committee to the secretary. The job cannot be done without having access to board email and only board members should have that access.
Article V – Section 4
The requirement for a secret ballot in the election of board members is no longer required. Article IV, Section 7 will require secret ballots in all elections. See the post on that article.
Article VIII – Section 1
Now, the only written publication of annual assessments is done at the time of billing. This change requires the information be readily available.

We had a previous problem with a short term rental. This led to a need to redefine the terms for commercial usage and rentals.
